How do I participate in the auction?

In Kent County there is not a registration process to bid in the auction. You are required to have a cashier's check/money order in the amount of $2000 to turn over to the Deputy and a photo ID at the time if you are the winning bidder. 

 

Do the properties come with liens?

We cannot guarantee that the property has or does not have liens. All properties are buyer beware. We advise you to do your due diligence and advise with a real estate attorney with any questions.

 

If I am the winning bidder, do I take possession immediately?

No, Foreclosure sales must confirm with Superior court. The confirmation day is the Friday following the Monday of the next month. Monition sales must go through a redemtion period allowing the current owner time to try to reclaim the property. The time frame is 60 days from the Friday following the 3rd Monday of the following month. We recommend you reach out to our staff to verify the date of redemption. 

 

What is the home is still occupied when I take legal possession?

If the property is still occupied, you must follow the legal process of eviction through Superior Court. Please contact and attorney for legal advice.
